The land loan amortization formula, explained simply
This calculator uses the standard fixed-rate amortization formula — the same math behind most home mortgages. Learn how amortization works:
M = P × r(1 + r)n ÷ ((1 + r)n − 1)
- M = estimated monthly payment
- P = loan amount (principal)
- r = monthly interest rate (annual rate ÷ 12)
- n = total number of monthly payments (years × 12)
The formula keeps your payment the same each month. Early on, most of each payment goes toward interest; over time, a bigger share goes toward principal. That is why the schedule matters — it shows exactly when your balance starts falling faster. Prefer to do the math by hand? See how to calculate a land loan step by step.

Worked example: $150,000 land loan at 8% for 20 years
Say you borrow $150,000 to buy rural land at an 8% annual interest rate with a 20-year term:
- Estimated monthly payment: ≈ $1,255
- Total of all payments: ≈ $301,119
- Total interest paid: ≈ $151,119
In the first year alone, about $11,886 of your payments goes to interest while only about $3,170 reduces the balance — typical for amortizing loans. Frequently asked questions
What is a land loan amortization schedule?
It is a table showing how every monthly payment on your land loan is split between interest and principal, and how your remaining balance drops to zero by the end of the term. The yearly view gives the big picture; the monthly view shows each payment in detail.
Why are land loan rates usually higher than home mortgage rates?
Raw or vacant land is riskier collateral for lenders than a finished home, so land loans often carry higher interest rates, shorter terms, and larger down payment requirements. That makes checking the full amortization schedule especially important before you commit.
Does this calculator include property taxes or insurance?
No. It estimates principal and interest only. Land property taxes vary widely by county and land use, so add those separately when budgeting for your purchase.
How can I pay off a land loan faster?
Choose a shorter term, make extra principal payments, or refinance if rates fall. Any extra amount applied to principal skips future interest — you can see the effect by comparing the total interest for a 15-year versus a 30-year term in the calculator above.
